South Broadway Sinclair to Become a Snarf’s Sub Shop

A new tenant has been announced for the vacant South Broadway Sinclair station on the corner of South Broadway and Florida. According to Business Den, the popular Snarf’s Sub Shop will take over the South Broadway landmark. Out of their 14 other Colorado locations, the new spot will be only the second Snarf’s with a liquor license, the other being DU. However, the new location will not have a full bar, rather it will primarily sell beer and wine to hungry patrons.  It is set to open by the end of the year and it will be the first time in over 30 years that the gas station has been occupied.

The real estate broker in the deal, Axio Commercial Real Estate President John Livaditis, explained to 303 Magazine back in February that the owners were actively pursuing both national and local investors. Livaditis, in an interview with Business Den, said the subway shop won out  “in part for how aggressively the sandwich shop chased the deal.” The expansion of the Snarf’s empire isn’t ending here, though, as Snarf’s will reportedly upgrade its Capitol Hill location by adding a burger joint called Snarfburger and possibly adding a liquor license there as well. Other potential location sites include Highlands Ranch, Denver Tech Center and the Denver Uptown neighborhood. However, the sub shop explained they plan on not opening another Boulder location, thus proving that there are some limits to their ambitious expansion plans. Sinclair Station - 303 Magazine, Brittany Werges-4
